🏡 Property & Respect Please treat the villa, its furnishings and outdoor areas with care and respect. Any damage or loss should be reported to us promptly.

👥 Guests & Visitors Only registered guests are allowed on the property. Day visitors are not permitted without prior approval.

🔇 Quiet Enjoyment The villa is designed for relaxation and tranquility. Please respect the quiet hours from 15:00 to 17:30 and from 23:00 to 07:00. During these hours, loud music, parties, or excessive noise are not allowed in order to respect the neighbors and other guests.

🚭 Smoking & Fire Safety Smoking is not permitted indoors. Due to the villa’s location within a pine forest, discarding cigarette butts on the ground is strictly prohibited. Please use ashtrays at all times. Barbecues and open flames are not permitted on the property for safety reasons, as there is a high risk of fire, especially during the summer months.

🌬 Wind & Outdoor Safety The area may experience sudden strong winds. Please do not leave loose objects outdoors (such as lightweight furniture, towels, umbrellas or personal items) that could be carried by the wind and potentially cause damage or environmental pollution.

🌿 Nature & Surroundings The villa is set within a natural, rocky and pine-covered landscape. Please respect the flora, fauna and natural surroundings at all times.

🐾 Pets Pets are welcome only upon prior arrangement. Guests are fully responsible for their pets during their stay and must ensure cleanliness and respect for the property. Pets must not be left unattended inside the villa. Any damage caused by pets will be the responsibility of the guests.

🗑 Waste & Cleanliness Kindly dispose of waste properly and recycle where possible. Please help us keep the environment clean by not leaving any waste outdoors.

🚽 Toilet Use Please do not throw toilet paper, wipes, sanitary products or any other items into the toilet, as the plumbing system can easily become blocked. A waste bin is provided in the bathroom for this purpose. Thank you for your understanding and cooperation.

⏰ Check-in & Check-out Check-in and check-out times will be communicated prior to arrival. Late check-out is subject to availability and prior agreement.

🔐 Keys & Security Please make sure all doors and windows are properly closed and locked when leaving the villa. Guests are responsible for the safe keeping of the keys during their stay.

⚡ Electricity & Appliances Please switch off lights, air conditioning and electrical appliances when not in use or when leaving the villa in order to save energy and protect the environment. To ensure efficient cooling and avoid system strain, please keep all doors and windows closed while the air conditioning is in operation.

👨‍👩‍👧‍👦 Maximum Occupancy The maximum number of guests allowed is the number stated in the reservation. Exceeding this number without prior approval is not permitted.

🎉 Parties & Events Parties, events, or large gatherings are not permitted on the property. The villa is intended for quiet holiday stays only.

⚠️ Liability & Damages Guests are responsible for any damage to the property, furniture, equipment or outdoor areas caused during their stay. Please report any issue or damage immediately so it can be resolved as quickly as possible.

📋 General House Rules By confirming the reservation, guests agree to respect the property, the neighborhood and all house rules. Any behavior that disturbs the peaceful environment or violates these rules may result in the termination of the stay without refund.
