Terms & conditions

By making a reservation at Fava’s Villa on the Rocks, you agree to the following terms and conditions:

1. Reservations & Payment.  Reservations are confirmed upon receipt of the required payment or deposit, as specified at the time of booking. The remaining balance, if applicable, must be settled prior to arrival or upon check-in, according to the booking agreement.

2. Cancellation Policy.  Cancellation terms are specified at the time of booking and may vary depending on the rate or platform used. In case of cancellation outside the free cancellation period, applicable charges may apply.

3. Check-in & Check-out Standard check-in and check-out times must be strictly followed to allow for professional cleaning and preparation for arriving guests. Unauthorized late check-out (without prior written agreement) will result in a penalty fee of 50€ for every hour of delay. If the late check-out exceeds [π.χ. 3] hours, the guest may be charged for an additional night's stay.

4. Use of the Property.  The property may only be used for residential accommodation purposes. Only registered guests are permitted to stay at the villa. Guests agree to comply with all house rules during their stay.

5. Liability.  Guests are responsible for their personal belongings during their stay. The property owner shall not be held liable for loss, damage or injury resulting from improper use of the property, accessing natural rocky areas, or failure to follow safety guidelines. Parents or guardians are responsible for supervising children at all times, especially in outdoor areas and near the sea. The property owner shall not be held liable for loss, damage, or injury resulting from improper use of the property, accessing natural rocky areas, or failure to follow safety guidelines.

6. Natural Environment.  The villa is located in a natural, coastal and pine-filled environment. Guests acknowledge that natural elements such as uneven or rocky terrain, natural stone steps, wind, insects or wildlife may be present and agree to take appropriate precautions.

7. Damages & Security Charges Guests are responsible for any damage to the property or its contents during their stay. By confirming a reservation, guests authorize the property owner to charge the credit/debit card used for the booking for the full cost of any repairs, professional cleaning, or replacements required due to damages caused by the guest. In such cases, an itemized invoice and evidence of the damage will be provided.

8. Privacy & Data Protection. The data controller is Xanthi Apostolopoulou. Your personal data is collected solely for the purpose of processing your reservation and complying with legal tax obligations. We may use third-party platforms (such as Smoobu, Booking.com, or Airbnb) to manage your booking. Your data will not be shared with any other third parties unless required by law (e.g., AADE).

9. Right to Refuse Service.  The owner reserves the right to refuse accommodation or terminate a stay if these terms, house rules or local regulations are violated.

10. Tax Compliance & Identification. In accordance with Greek Tax Law and the Short-term Residential Rental regulations (AADE), guests are required to provide their Passport Number or ID Number and, for Greek residents, their AFM (VAT) number and their permanent address. This information is mandatory for the official registration of the stay in the Greek Tax Authority registry.

11. Climate Crisis Resilience Fee Please note that according to Greek Government regulations, a mandatory "Climate Crisis Resilience Fee" of €10.00 per night is applicable for all stays from March to October. This fee is not included in the accommodation price and must be paid separately in cash or via bank transfer upon arrival. This is a statutory government tax collected by the host on behalf of the Greek Tax Authorities.
