Fava’s Villa on the Rocks is a refined seaside retreat located in Vourvourou, Sithonia, Halkidiki, within the prestigious Professors’ Settlement of Aristotle University (A.U.Th.).

Set in a private pine-filled estate above the Aegean Sea, the villa offers privacy, tranquility, and direct access to the crystal-clear waters of Fava Beach via a secluded path just 30 seconds from the house. The beach remains unspoiled and peaceful, with no beach bars or crowds — only natural beauty, golden sand, and turquoise waters.

The property consists of two fully independent levels (ground floor and first floor), each with its own entrance and outdoor space. They can be booked separately or together, making the villa ideal for couples, families, groups, and pet-friendly stays.

Surrounded by Mediterranean nature and natural rocky terrain, the villa blends simplicity with comfort, offering high-speed Starlink WiFi, private outdoor areas, and uninterrupted sea views from the veranda.

Please note that due to the natural rocky landscape, access to the beach includes uneven ground and stone steps and may not be suitable for guests with limited mobility.

Natural Environment & Safety
The villa is set within a rugged, pine-filled and rocky landscape. Guests are advised to wear appropriate footwear in all outdoor areas and exercise caution due to the uneven terrain. As the property is part of a natural ecosystem, local wildlife (such as cicadas or insects) may be present. The property owner bears no responsibility for any injury resulting from the natural environment or lack of supervision.
Water & Connectivity
Water Supply. The tap water is safe and suitable for drinking. Internet & Signal. The villa is equipped with high-speed Starlink internet, ensuring reliable connectivity. Please note that mobile phone signal may vary depending on network coverage and weather conditions due to the secluded location.
Access to the Beach
The property offers direct access to the sea via a short private path, providing a unique and exclusive connection to the beach. The section within the property is illuminated, while the section outside the property is unlit; extra care is advised after sunset.
Mandatory Fees & Registration
Climate Crisis Resilience Fee. A mandatory fee of €10.00 per night (March–October) must be paid in cash upon arrival.
Guest Registration (AADE). According to Greek Law, all guests must provide their Passport/ID number. Greek residents must also provide their AFM and permanent address for official tax registration.
